✏️ Application Process

How do I apply for a rental property?

Applications can be submitted online or at our office. Each adult (18+) must complete a separate application. A non-refundable application fee applies 

The following is needed in order to fill out an application:

  • Valid photo DL and SS card 
  • 3 months of proof of income (pay stubs, job offer letter, or bank statements) 
  • Rental history (landlord contact info, past lease agreements if available) – you will add this on the application 

Generally, income must be at least 3x the monthly rent. Credit history, background check, and rental history are reviewed for approval. 

⭐️ General Questions

When is rent due?

Rent is due on the 1st of each month. Late fees apply if payment is not received by the grace period date stated in your lease. 

We accept: 

  •  Online payments (preferred) 
  • Cashier checks or money orders (made payable to the property management company) 
  • No cash payments are accepted. 

Pet policies vary by property. Some allow pets with approval and a non-refundable pet fee, while others are strictly no-pet properties. Always check the listing and lease. Pet rent each month applies 

Responsibility for utilities depends on the lease agreement. In most cases, tenants pay for electricity, gas, water, and internet. Landlord may cover lawn care or trash service at select properties.  

Yes, many of our properties include washer and dryer hookups. Please confirm availability at the property you are interested in. 

🔑 Move-In / Living Questions

When will I receive my keys?

Keys are provided on your official move-in date once your lease is signed and first month’s rent/security deposit is paid. 

Parking availability depends on the property. Some homes include a driveway, garage, or assigned spaces, while apartments may have shared parking. 

Yes, we strongly recommend (or require, depending on your lease) renters insurance for your protection. 

No alterations may be made without written approval from the landlord/property manager. Unauthorized changes may result in charges at move-out. 

Breaking a lease may result in fees and forfeiture of your security deposit. Please contact the office immediately to discuss your situation and possible options. 

You’ll receive a renewal notice 90 days before your lease ends. If you’d like to renew, simply sign and return the lease extension agreement, or contact your property manager.  

🛠 Maintenance & Repairs

What maintenance am I responsible for?

Tenants are responsible for: 
• Replacing air filters monthly 
• Keeping the yard tidy (unless otherwise stated) and landscaping trimmed up and off house. 
• Reporting maintenance issues promptly 
• Taking care of minor household upkeep (changing light bulbs, unclogging drains, etc.) 

Submit maintenance requests through our online portal or by contacting the property manager directly. For emergencies (such as water leakscall our emergency maintenance line immediately. 

This varies by property. Please check your lease to see if you or the landlord is responsible. 

Contact the property manager. Lockouts outside of office hours may require a locksmith at the tenant’s expense. 

Tenants are generally responsible for routine replacements. Report if a fixture isn’t working properly.

Is there a late fee if rent is paid late?

Yes, late fees are detailed in your lease agreement. 

Yes, most online portals allow auto-pay for convenience. 

Yes, returned payments may result in additional charges. 

🏠 Lease Terms & Guests

Can I sublease?

No, subleasing or short-term rentals are not allowed. 

Guests staying longer than the allowed period in your lease (usually 7–14 days) must be approved and may need to apply as tenants. 

All tenants listed on the lease are equally responsible for rent and lease terms, regardless of who moves out. 

🛑 Move-Out Questions

What is required at move-out?
  • Provide proper written notice as stated in your lease. 
  • Return all keys and garage remotes.  
  • The unit must be clean and free of personal items.  
  • Any damages beyond normal wear and tear will be deducted from the security deposit. 

No, the deposit is held for damages and cleaning costs. Rent must still be paid in full. 

Security deposits are typically returned within 30 days of move-out, minus any lawful deductions.
